If you've been watching the High Country market from the sidelines, here's the headline: it's not slowing down. Across Watauga County (home to Boone and Blowing Rock), Ashe County (home to West Jefferson and Jefferson), and Avery County (home to Banner Elk and Beech Mountain), the first half of 2026 brought more sales, more dollars changing hands, and a luxury segment that keeps climbing — even as homes spend a bit more time on the market than they did a year ago.
Here's what the data from High Country MLS actually shows, county by county.
From January through June, our three-county region posted $471.7 million in residential sales volume, up 14.4% from $412.3 million during the same window in 2025. Unit sales climbed too — 691 closed sales, a 10.2% increase over last year's 627.
Median sale price ticked up modestly to $510,000 (+2.0%), while average sale price rose to $682,562 (+3.8%) — both healthy, sustainable gains rather than the sharper spikes we saw in prior years.
One number worth sitting with: median days on market rose from 64 to 75 days (+17.2%). That's not a red flag — it's a sign of a market that's rebalancing. Buyers have more inventory to choose from (new listings were up 2.4% region-wide) and are taking a bit more time to find the right fit, rather than feeling forced into rushed offers.
Watauga posted $272.7 million in volume (+2.8%) on 359 sales (+6.2%) — solid, dependable growth in our largest market. Median price settled at $560,000, down 6.7% from last year, with average price also easing slightly to $759,613 (-3.2%).
That pullback in price points alongside rising sales volume suggests more activity in the middle of the market this year rather than a cooling trend — more transactions, spread across a broader range of price points.
Boone specifically saw sales climb 9.3% to 153 homes, while Blowing Rock was a standout: sales volume up 9.5% and unit sales up a striking 28.8%, even as days on market dropped significantly — a sign of genuine, fast-moving demand at the high end of that market.
Ashe County — anchored by the towns of West Jefferson and Jefferson — had one of the strongest across-the-board showings this year: volume up 19.1% to $78.4 million, sales up 5.3% to 159, and — notably — both median ($435,000, +18.9%) and average ($493,015, +13.3%) sale prices rising by double digits. This is a county where buyers are paying more, and more often.
If one county defines the first half of 2026, it's Avery. Sales volume jumped 48.5% to $120.6 million, unit sales rose 25.4% to 173, and both median ($490,000, +22.7%) and average ($696,878, +18.5%) prices posted strong double-digit gains. Banner Elk and Beech Mountain both contributed to that momentum, with Banner Elk sales volume up nearly 19% and Beech Mountain holding steady on units while prices firmed up.
Luxury demand across the three-county region shows no signs of easing. Homes priced at $1 million and above saw:
The High Country isn't just holding steady — in Ashe and especially Avery County, it's accelerating. Watauga remains the anchor of the region with dependable, broad-based activity. And the luxury segment continues to prove that this market's appeal — mountain views, four-season living, and proximity to Charlotte and the Triangle — isn't a passing trend.
